| With residential letting we get two different types of ways to do it: - Once off deals

1.) ONCE OFF DEALS: Our fee: We charge 8% commission of the total rent payable for the period of lease. No cost are incurred until the tenant pays the first month's rental and first months deposit. (NO UPFONT FEES PAYABLE) Services Rendered: - AGENTS preview property, document any defects or work required to be actioned by landlord.
- AGENTS will confirm or advise on rentals.
- AGENTS will carefully screen tenants to match landlord requirements.
- AGENTS will place a TO LET signage board outside the property (with landlords permission)
- Agents will fully credit/reference check tenants, covering ITC checks, current employment period, confirm current salary, obtain copy of salary slip, contact previous landlord/s, verify ID book is genuine (using Tenant Profile System.)
- AGENTS will advertise (if necessary), use current Tenant data, place property on the internet.
- AGENTS will ensure all monies due to the landlord on completion of the lease are collected, cleared through the bank and paid out to the landlord.
- AGENTS will document and forward landlords banking details to the Tenant. (Ongoing Rental Payments)
- AGENTS will arrange and personally escort potential tenants around the relevant property.
2.) PROPERTY MANAGEMENT AND ADMINISTRATION Our Fee
We charge a monthly Administration fee of 10% of all monies payable by the Tenant in any given month. None of these costs are incurred until the Tenant pays the first month's rental and 1 months deposit. (NO UPFRONT FEES PAYABLE). Services Rendered: - AGENTS preview property, document any defects or work required to be actioned by Landlord.

- We will collect all payments due, clear payments through the bank and then forward payments on to landlords.
- We will make payments on behalf of landlords, e.g. bond, levy's, electricity etc., as required.
- We will issue invoices / statements.
- We will execute property inspections on behalf of the landlord.
- We will act as first line communication with the Tenant on problems / issues, e.g. Non payment, plumbing, electrical. Any repairs / legal costs incurred will be for the landlord's account. We will obtain quotes and seek landlord's approval.
- Must advise landlord re "In terms of municipal by-laws owners of rental properties are liable for ELECTRICITY & WATER bills incurred on their properties".
- Suggest that wherever possible to average electricity / water account and include in with rental.
